When marketing a home, nothing is more important than reaching and captivating the right audience. All of Kristy’s property marketing is directed to the internet, which “markets the pants” off her listings. All of her listings are “enhanced” on Boston.com and Realtor.com to assure that your property stands out amongst the competition. Professional videos are uploaded to YouTube with fun music, price and other information.
When you look at the internet from a buyer’s perspective, you will notice how much better the properties represented by her look on the web.
Statistically,the average buyer is shopping online five to six weeks before they even contact a Realtor®.

Highlighting a Home’s Best Features
As a part of Kristy’s team is a professional photographer/videographer who will take the most flattering photographs of your home (interior and exterior). Taking careful consideration of the time of day,weather, lighting, etc.
A compelling Description of Property is prepared emphasizing your home’s most desirable characteristics which will captivate the targeted buyer demographic.

Direct Mailings
Brokers
All of the local brokers will be updated with a beautiful property listing sheet that includes a showing schedule, the date of the first Open House and an invitation to the Broker Open House.
Neighbors
A “just listed” mailer will be sent to your neighborhood. Your current neighbors and friends are likely to go to work letting everyone they know about the new home for sale in their neighborhood.

Prospecting
Prospecting = Panning for Gold
Prospecting covers the activities involved with identifying, locating and contacting prospective buyers. These activities include pre-call planning, networking, qualifing, etc. Kristy has collected and maintained an extensive Buyer Database who will be contacted immediately with your listing. These are pre-qualified, active prospects who are ready to pull the trigger.

Public Open Houses
An Open House will be hosted every other Sunday for the first sixty (60) days that your property is on the market. This allows potential buyers (or people they know) that are working with or without a broker to discover your property.

Broker Open House
On the first Thursday after launching your property, a Broker Open House will be hosted. This luncheon invites local agents to preview the property and set up appointments for their buyers before the Sunday Public Open House. In addition to regular open houses and a broker open house, the first month your property is on the market,a Champagne and Chocolates Open House Reception will be hosted, which will be open to the public and to local brokers. It will be held in the evening (usually 5:30-7pm). This event attracts many potential buyers that work on weekends. It is also heavily advertised via the web, personal invitations and phone calls.

Private Showings
In order to maximize the opportunities to show your property, RE/MAX Heritage uses MAPASS. This service offers our client’s access to online showing activity and provides detailed feedback directly from the buyers. MAPASS provides a high quality, reliable and courteous property showing appointment service and checks the agent calling against various databases to ensure that the agent is licensed in good standing and associated with a brokerage house. MAPASS also allows us to track all calls, appointments and inquiries at anytime from anywhere.

A Lockbox will be installed on the property to aid in showing your home to prospective buyers. (Be aware of any agent who isn’t using a lockbox! He or she is only showing the property at their convenience & is most likely turning away potential buyers).

General Schmoozing
General schmoozing involves informing everyone about your property and asking them to pass along the word. Kristy and her team are involved in many outside interests and she active in several communities which allows her to interact with a variety of people. Passing the word along to such diverse groups is a great form of marketing. In addition, she is a current member of The Melrose Chamber of Commerce,The Medford Chamber of Commerce,The Medford Family Network,The Eastern Middlesex Association of Realtors, Parents of Tots Network and many others. These affiliations keep her updated on community developments that directly impact local real estate and allow her to inform everyone about her active listings.

Community Marketing
Marketing a property also extends to how your community is presented to potential buyer when they are being shown your home. Kristy will not only maximize the great features of your home, but also to let buyers know about the great qualities of the community, schools, local parks, etc.

Sign
Exposure to your property will be maximized by installing the nationally recognized brand name ~ RE/MAX “For Sale” Sign. The sign will be positioned where it will be visible to people approaching the home from either direction on the street. Included on the sign is Kristy’s name, website, and phone number.

Communication
Kristy communicates weekly with her sellers in regards to all efforts and progress with their home as well as changes in the area market. She uses up-to-date market reports that track the active, under agreement and sales trends; absorption rates; website hits; and more. Furthermore, she is committed to continuing to make her best efforts to locate a buyer as well as internally evaluate those efforts until she am successful.
